In Ontario, decks taller than 600 mm above grade are regulated structures. Any repair that changes railing height, adds stairs, or modifies the load-carrying members may require a permit, and we'll identify that requirement at the estimate stage. Is a wobbly railing a safety concern I should fix immediately?
Yes. A railing that moves when pushed applies lateral force to the post base and connections, which can cause sudden failure under load. Ontario Building Code requires guards on decks above 600 mm to withstand specific lateral loads. A wobbly railing is not up to code and should be repaired before the deck is used.
My deck boards are soft in spots but look fine on top — what's happening?
Surface rot often starts below the board, not above it. Water pools on the joist, the board retains moisture against it, and the underside rots before the top shows visible damage. A probe will tell us quickly whether it's the board, the joist beneath, or both. Don't walk on soft spots until they've been assessed.
Do deck repairs require a building permit in Ontario?
Like-for-like structural repairs — replacing a rotted post with the same size post, for example — generally don't require a permit. Changes to load-bearing configuration, railing height, or deck footprint may. We'll identify the permit requirement at the estimate stage and can manage the process if needed.
How long does a typical deck repair take?
Simple repairs — a few boards, a post, loose railings — are usually completed in a half-day to one day. More involved structural work, ledger replacements, or multi-area repairs can take two to three days. We give you a timeline at the estimate and stick to it.
